The entry of a wide array of organized players in the Indian realty business has put pre-launch of properties on a backfoot. This has not only been a respite for the end customers, but to a great extent is also symbolic of the industry attaining maturity in India. Although no official statistic is available, industry feels that over the last one year, the number of pre-launches has gone down by almost half.
The origin of a pre-launch could be traced from the days when the funds for developing projects were scarce. Many small developers had the land but they did not have
sufficient money to develop the project. Therefore to get the necessary cash, they use to sell off the property while still on the conceptual stage. Experts claim that these properties usually do not find any retail buyers.
But the developers feel that this trend is already a matter of past. The reason for this change is the emergence of big-ticket and organized players in this sector.
