The Draft Housing policy of Maharashtra government has decided to set up a housing regulatory commission to act as a regulator for the housing sector. This move would be very helpful to the buyers and investors.
According to this policy, it is compulsory for the builders to sell apartments on the basis of the carpet area and not on the built up area or super area. This concept would make the real estate market very transparent.
The carpet area is that area within the apartment, which the buyer uses. In the built up area, the
common areas like corridor, staircase, lift etc are also included. But in the super area, the other common areas like grounds are also included in the proportionate basis.
This policy will definitely give force to the real estate sector. A need for the similar policy arises in other states also especially Delhi, where real estate has emerged as one of the most important savings instrument.
