If you are planning to purchase an industrial plot then you must check what industries are permitted in that particular zone. It is very important because the area comes under the purview of the Delhi government or the Municipal Corporation of Delhi.
The Delhi government and the MCD "misuse" of the place invite drastic consequences. In this respect the Delhi Development Authority is quite flexible and just levies a penalty
for misuse.
The first thing that the buyer of an industrial state should be careful about is that the space he has chosen can be legally used for industry he wants to set up. the
department of industry do not allow any transfer of lease until 10 years from the date of original allotment. So when the seller is selling his industrial spade prior to this mandatory period it would not be considered legal.
Apart from all this the buyer should also ascertain that all the government dues against the industrial plot, shed or flat have been paid.
